Our thorough screening process for rental applicants has consistently kept our eviction rate very low. Prospective tenant screening includes running credit reports on all applicants, verifying employment, income, and previous rental history. We verify driver’s license, paystubs or W2’s, and contact prior landlords for confirmation that they have been good tenants in the past. Placing the right tenant is the single most important step in the process. We not only verify what is required on paper, but also believe it is very important to get an instinctive feel for the type of person/family we are renting to.
We are available 24-hours to our residents/tenants for maintenance needs. We are very flexible and outsource all maintenance services to a preferred list of vendors, some of which we have been using for many years. Due to our strong, long-term business relationships we often receive preferred pricing on most maintenance items and these savings are passed on to our clients which ultimately increase profits. We also keep open communication with our clients when we feel preventative maintenance, improved landscaping, and implementing upgrades are needed.
We provide monthly disbursement of collected rent either by electronic deposit, ACH, or by check. We also generate comprehensive monthly accounting statements, and year-end financial statements. Unlike many larger property management companies, we feel that it is important that we do not charge our clients any excess management fees such as start-up fees, advertising fees, or leasing fees, etc. Our management fee is not collected until rent has been paid.
We place signage at the property’s location, list the property on multiple rental websites, as well as the local Multiple Listing Service (MLS), and create flyers/brochures for distribution. We perform a rental market analysis in order to maximize rental income for our client which is our main goal. Through our analysis we are able to consistently rent properties priced at current market rates to qualified tenants and ensure our properties are rented as soon as possible.
